Spring is the Best Time to Sell!

It is recognized that the spring or 2nd quarter is often the best time to sell your house. Besides being a successful realtor® and broker, I received degrees from The University of Texas in in Economics and Accounting, so I always want to see the data.

Why is 2Q Statistically the Best Time to Sell a Home in Austin?

The following data is provided by the Austin Board of Realtors for the Austin-Round Rock metro area. (I was chairman of this organization in 2011.)

Are More Houses Sold in 2Q?

From the chart below, we see that there is a strong trend of increased sales/closings at the end every month. For the past two years the week at the end of June has the highest number of sales. However; the number of houses sold in 2Q is not dramatically different than other times of the year.

From the chart below, we see monthly peaks are removed when we look at when houses of pending from being under contract. We also see that there are only slightly more houses going under contract in 2Q compared to most other times of the year. You can sell a house at any time during the year.

Do Houses Sell Faster in 2Q?

From the chart below, we see that the number of days from when a listing is active to pending/under contract was significantly less in 2Q in the past two years especially compared to 1Q and 4Q. Houses do sell faster in 2Q.

Do House Sell for More Money in 2Q?

From the chart below, we see that the close price is closer to the listing price in 2Q. Sellers statistically can get more money for their homes in 2Q, but this is only one aspect of maximizing the money from your home sale. I help sellers maximize the net through a comprehensive selling system.
