Here are 7 proven home improvements that buyers actually notice and appreciate. Keep in mind when improving your property for sale, it is important to prioritize. There may be some improvements that are more important than others. These are things that buyers like to see in general.

Garage Door Replacement:

This improvement tops the list with nearly 194% return. Spend about $4,500, and you could add around $8,750 to your sale price. Plus, it instantly boosts curb appeal.

New Entry Door:

Swapping your front door for a steel version returns roughly 188%. With an investment of about $2,350, expect an increase in value of around $4,400—plus a great first impression.

Stone Veneer Accent:

Adding manufactured stone to your home's exterior is stylish and profitable, with about a 153% return. Expect to spend around $11,000 and see your home’s value increase by about $17,000.

Minor Kitchen Refresh:

Updating appliances, refinishing cabinets, adding fresh countertops, and painting gives you about a 96% return. Kitchens sell homes, and even minor updates impress buyers.

Fresh Interior Paint:

This easy and affordable update instantly makes your home feel brighter and cleaner, appealing to more buyers without breaking your budget.

New Siding:

Replacing old siding with fiber-cement (88% return) or vinyl (80% return) instantly improves your home's appearance and energy efficiency—both high on buyer wish lists.

Outdoor Deck:

Adding a wooden deck provides about an 83% return, offering extra outdoor space buyers want. Even composite decks, slightly lower at 68%, enhance your home's appeal.

Bathroom Update:

Curb Appeal and Backyard:

Austin buyers like to see plants and trees in the front yard and trees and gardens in the back yard. If you don’t have any trees it is a good idea to plant one so that if you consider selling in the future the trees will have had a chance to grow.
